Introduction to For Sale By Owner properties
Welcome to FSBO Marketing, your online resource to market your property. We understand that selling your home can be overwhelming, that’s why we created the very best online marketing resource for you! Here at FSBO Marketing, we help educate you on the ins and outs of selling your property yourself online. We offer many services to help you accomplish this and many options for online sharing for peak exposure and fast sales! Don’t have the time to do exhaustive research? That’s okay! We can do it all for you! We offer full packages or a la carte services, so you can tailor to your exact needs.
1. Research your properties worth and local comps
Pricing your property to sell is part market timing and comp research. It’s a great idea to browse online other houses in your neighborhood that have sold and/or are on the market. Also, every area has a peak selling time, what’s yours? (Across the nation it’s around the first two weeks in May.) You never want to price your property too high or too low, so research is such an important aspect to find that sweet spot. The first few weeks that your property debuts online are crucial to buyer’s interest, so you want to be sure you are keeping interest high for your property. This is also where FSBO comes in handy, if you hire an agent, they may overprice the listing just to get it, and that can backfire for you. Here at FSBO Marketing, your house sale is in your hands! We make it so easy, you can even use our comp tool for FREE!

2. Preparing to sell your home
Preparing your home to sell is extremely important. It can be hard to be subjective to your own property, especially if you have lived there for a while. Have a good friend come over for a walk through of your property and tell them to be honest – take notes! If there’s anything that needs fixing, now would be a good time to do that or compile prices. Remember, if it’s a big-ticket item, like a roof replacement, it can often be in your best interest to offer a credit at closing (and don’t forget to put it in the disclosure!) Small repairs should be completed before listing to maximize profit.
Catalog your houses selling points. If you can’t think of any, think back to when you bought it. What were the selling points for you? This can be anything to location, nearby amenities, or a fantastic bathroom or kitchen. Ask your friends what their favorite parts of your home are if you can’t think of any. Knowing your homes selling points are one of the keys to a successful sale.
Consider a professional home stager or do your own research on what that entails. Staging involves setting up your home to maximize its assets to best showcase the amenities. Start decluttering now and packing up personal items like photographs, you will find this also helps you detach from your property to sell it. Clean, clean, clean! No one wants to view a dirty home. Those fans you haven’t dusted in ages? Skipping cleaning will bring your home sale price down and you want to get top dollar! The main goal is to let the potential buyer envision themselves and their stuff in your home. To break it down into a list, here are the steps:
- Walk through and see what the selling points are and what needs fixing
- Declutter your home of extra stuff
- Remove personal items like pictures
- Deep clean the entire house (or hire a cleaning company to do it for you)
- Do any repairs necessary
- Paint if needed (choose a buyer friendly neutral color)
- Consider hiring a staging company or stage yourself (there are great tips online)
- Take photos from the corners so you get the most room in the picture (this also makes the room look bigger)

3. Physical advertising
With all the money you’ve saved not hiring an agent, you may want to invest in physical advertising, such as signs, brochures and flyers. Physical advertising can also let your neighbors know your home is for sale to help spread the word. Some buyers prefer to drive through neighborhoods they like and having a sign in the yard lets them know what’s potentially available in their dream neighborhood. We can create brochures for you with our handy landing page or create custom content for you that really gets attention!

4. Great copywriting and photography
It can be hard to find the correct verbiage for your advertising needs, so let us do that for you. We employ professional copywriters to get you the best exposure with fantastic copy! Our copywriters can craft quality content that will be personal to your property for an engaging listing description that sells!
Quality photography is also important. Blurry photos won’t do your property justice, and too little photos can send potential buyers away. Make sure and photograph your homes best features and try for corner shots so you get the entire room. Remember, this is where having a decluttered and clean room comes in handy! Homes with high quality listing photos sell faster than homes without. This is another service you can pay for if you’re not handy with a camera.

8. The importance of responding to inquiries
Once you have the perfect landing page, you will start getting interest and probably inquiries. Have a list of answers ready, such as the year the house was built, square footage, bedrooms & baths to make it easy. It is extremely important to respond to potential buyers as soon as you can, so having answers to the most asked questions streamlines this. If you use our services to create your landing page, you get a FREE list of inquiry questions, so you are prepared to answer questions honestly, correctly and EASILY!
9. Be honest
Honesty is the best policy, and that couldn’t be truer when it comes to selling your property. You want to be as honest as possible, especially in your disclosures, because it protects you and the buyer. If a potential buyer asks about something you know is an issue, share either that it was fixed or what the plans are for repairs. If you do not know something, it may be a good idea to find the last disclosures when you purchased the property to find out. Usually, it's easy to see issues when you do your walkthrough and deep clean. Things like cracked tile, a leaky faucet, or peeling paint all need to be dealt with AND listed on the disclosures.
